10 QUESTIONS to Ask Your Real Estate Agent

I am a FULL-TIME real estate BROKER! I went full-time in 2012, and began working in real estate appraising and selling in 2006. This is a good question to ask because there is a BIG difference between part time agents and full time agents. There is a difference between the experience and service level of a broker and an agent as well. The vast majority of real estate agents are part-time and they do a few transactions a year on the side. This isn't their profession. The service level, experience, and knowledge difference is noticeable. These are often the discount agents and brokers. I've seen these types of agents cost their clients thousands of dollars. If you are going to sell or buy one of the biggest assets you'll purchase in your life make sure you hire someone who can help you do it well.
I closed over 42 transactions in 2019, and thus far I'm on track to exceed that in 2020 in spite of COVID-19. I have the production and experience to serve you well. I recently brought on more help to handle the increased production and workload. I'm ready to serve you!

As I stated above, I am a real estate BROKER, not just another agent. Real estate agents are not recognized in the state of Texas as eligible to practice real estate on their own. They have to work under a broker. There are agents who have taken a class to get various certifications, who then have to work under a broker in order to practice real estate. A real estate Brokers License is the only designation the general public recognizes and it gives instant credibility. It speaks to the experience gained actually doing what some agents have taken a class to learn about doing.

There are many things I do to help.

  1. As in many things in life, availability is the best ability! I work hard to be responsive. I know the market so I have a good feel for when something will be a hot commodity. We'll jump on things quickly as needed.
  2. I'm very data driven. Data really guides us well. There are ultimately 2 main reasons a home won't sell: 1) either nobody knows about it; or 2) it's priced wrong. I promise you I'll get you great exposure. I'll also give a very detailed pricing analysis. You'll see all the data I have and we'll go through it together so you can be well informed on how to price your home or offer for a home. If we follow the data we'll be in good shape. A lot of mistakes are made that significantly hurt a listing when the list price is started too high.
  3. When selling a home we must present it well. You'll get my advice and help prepping the home for showing. I'll help you know where to spend money and where NOT to spend money so we get the biggest bang for your buck. You'll have high quality photos, drone, video, social media marketing, Google PPC, and more to present your home in the best possible light.
  4. High powered web presence with all the routine sites like HAR.com, Zillow, Trulia, Realtor.com, and more PLUS proprietary sites like LakeHomes.com and LakeConroeHomesSearch.com.
  5. Good old fashioned hard work and more!
We work on a standard market rate of 6%. You get what you pay for in life, and this is no different! If you want a cut-rate commission there are cut-rate providers out there to help you. Do you really want a cut-rate job selling your home? We can cut our services to match the cut-rate provider's commissions, but we wouldn't be serving you as well as we could. It also isn't the level of service you deserve and want. If you are a buyer - no worries - you get our services for free. We'll negotiate our fees with the participating broker.
Selling - yes, we are required to have a listing agreement signed in order to list your home and market it to the public. If life changes and you decide not to sell your home there is no penalty. Buying - this situation is more flexible. We usually are working on a hand-shake arrangement until the time to write an offer comes, but it's a case by case basis and according to the need of the moment.
I strive to communicate with you the way you want to be communicated with. If you prefer a specific type of communication let me know that and I'll accommodate you to the best of our abilities. You can count on it being honest, regular, and substantive.
Honest communication that is based on the data and driven by facts is the best way to do this. I try to make sure I show you the data that is driving your decisions, and I shoot straight with you about what to expect based off that data. I also shoot straight with you about my experiences doing this day after day for 14 years. I want you to know your options, and know what to expect so that I can eliminate surprises as much as possible. Unfortunately, it's common place in this field for an agent to 'sell the listing' in order to win the job/client. In other words, the agent will over-promise on a listing price or other aspects of a deal to get it signed. That leads to false expectations and disappointment in results when the over-promised results don't pan out. I don't want to do that. I'd rather tell you the truth from the beginning and throughout our time together. One of my mottos is it's "your life, your home, and your money so you make the decisions". I'm just here to help, serve, and guide you as you make those decisions, and I'll inform you on reasonable expectations on the path you choose.
